Gillingham Marina is for sale

Gillingham Marina was established in the 1970’s by the Parham family, the Marina placed on the south bank of the River Medway and follows just below Chatham Historic Dockyard offers berths for up 491 boats in two basins.

The site is home to The Quarterdeck bar and restaurant, helicopter landing pad, refuelling point, children’s play area and on site car park. The Marina could offer numerous development opportunity’s if the buyer can obtain the planning permission needed. Over the past 40 years the site has been developed by the family business but it has so much more potential.

The recently closed Waterfront Leisure Centre (3,068 sq m/33,026 sq ft) area could be used to provide a single use or mixed use development this could be from office and retail to a hotel, budget gym or residential.

The original building was designed with the idea of it withholding four storeys meaning the new developer may be able to add an additional floor to the structure. The building holds a prominent place position views over the Medway Estuary to the East.

The site has been recognised by The Yacht Harbour Association’s Five Gold Anchors award for its “one stop boating experience” and has managed to hold onto this for over 25 years.

The Marina building has a value of £102,000, giving rise to rates of £52,224 for the year ending 31 March 2021. Waterfront Leisure Centre has a retable value of £159,000 giving rise to rates payable of £81,408 for the year ending 31 March 2021.

Development Opportunity

The tidal marina basin could add value to the area with development opportunity’s of floating homes or even a second locked basin which would then create generate higher mooring fees. As a matter of choice the land could be used to provide additional open ground for winter boat storage.
